Happi Facility Management manages buildings the way owners or administrators want: reliably on schedule, accessible for problems, and honest about what we don't do ourselves.

Where we come from

The Happi Services Group grew in Heidelberg – first with removals and transport, later with cleaning, assembly, and decluttering. One question kept coming up: “Can't you just manage the property permanently?” This question led to the creation of this division.

How we work

We rely on dedicated teams per property. Those who know your building also notice the small things: the dripping tap in the basement, the loose railing, the overflowing rubbish bin every Monday. We report what we notice – and suggest a solution, instead of just ticking a box.

Where we use partners

Some tasks are best handled with specialized equipment: large lawns with ride-on mowers, facade work at height, certain electrical inspections. For these, we work with selected partner companies. For you, this changes nothing: you have one contract, one invoice, and one point of contact. We contractually obligate our partners to adhere to minimum wage tariffs, occupational safety, and insurance coverage, and we monitor the execution ourselves.

Fair prices instead of dumping

In the building cleaning trade, a generally binding minimum wage tariff (Mindestlohntarif) applies – as of January 1, 2026, this is €15.00 per hour for interior and maintenance cleaning and €18.40 for glass and facade cleaning. If you add ancillary wage costs, holidays, materials, and management, it is clear where the lower limit of a reputable hourly rate lies. Offers significantly below this almost always come at the expense of quality or social contributions. We calculate openly and explain how the price is determined.

Four divisions, one group

In addition to property management, the Happi Services Group includes relocation logistics, housekeeping, and van rental. During tenant changes, site relocations, or vacancies, the divisions interlink – without you having to coordinate three companies.
